Notary Signing Agents
A Notary Signing Agent is a Notary specifically trained to facilitate mortgage closings.
We can handle your mortgages, refinances, reverse mortgages, short sale packages, real estate acquisitions, etc. Our clients include mortgage lenders, title firms, attorneys, investors, and escrow companies.
We make loan closings and real estate transactions as convenient as possible for all parties involved by traveling to your location, couriering loan documents, collecting and notarizing signatures and delivering settlement checks.
We are fully equipped with laptops and laser printers in all vehicles, GPS Navigation, Wireless High-Speed Internet, cellular phones, etc. We are capable of receiving/sending E-Docs and/or overnight deliveries.
Certified Copies
In the State of Florida, Notaries are authorized to attest to the trueness of photocopies of certain documents. Although commonly known as certified copies, the Notary law refers to these documents as attested photocopies.
We will be happy to make attested photocopies for you if the following criteria, found in section 117.05(12) of the Florida Statutes, are satisfied:
The document must be an original document. A Notary public cannot make an attested photocopy from a photocopy, or from another certified copy.
The document cannot be a public record, certified copies of which are available from another public official. If a certified copy can be obtained from the official source, then the Notary public should decline the request.
The making of the photocopy must be supervised by or done by the Notary public. It is not sufficient for the Notary public to compare the photocopy with the original document. The Notary public must actually make the photocopy or supervise another person while he or she makes the photocopy.

Weddings
Florida is one of only three states (the other two are South Carolina and Maine) who authorize their notaries public to "solemnize the rites of matrimony." §117.045, Florida Statutes. The Florida Notary may perform a marriage ceremony providing the couple first obtain a marriage license from an authorized Florida official and may only perform such ceremony within the geographical boundaries of Florida and may not marry a couple who has obtained a marriage license from another state.
We will perform ONLY informal wedding ceremonies with 10 or less people. However, we do have several associates who provide FULL WEDDING SERVICES and will be happy to you refer you to them if that is what you are looking for.
Verifying A VIN
If you just moved to Florida and you need to get a Driver's License and a vehicle registered, VIN verification is required for all USED motor vehicles not currently titled in Florida, including trailers with a weight of 2,000 pounds or more.
Florida law requires that, when applying for a Florida title for the first time on a used motor vehicle, the owner must sign a sworn statement that the vehicle identification number (VIN) and the odometer reading on the vehicle are correct.
The VIN must be physically inspected by an authorized person like a Notary Public, § 319.23(3)(a)(2), Florida Statutes. We will be happy to travel to your location to help you with this.
You will need a form prepared by the Department of Highway Safety and Motor Vehicles (HSMV 82042 (Rev. 03/09). Part A requires the owner's sworn statement regarding the correct VIN and odometer reading. A jurat, or notarial certificate, is provided in this section. We will make sure that the information in Part A is complete prior to the notarization.
We will fill out Part B which requires us to certify that we have physically inspected the vehicle and found the VIN to be identical to the number recorded on the form.

The Gramm-Leach-Bliley Act (GLBA) was enacted by Congress to protect consumers' sensitive private information. To comply with this law and the FTC Safeguards Rule that have been set, the mortgage industry has begun to require compliance training and background screening for all persons involved in the lending process who have access to the private financial information of borrowers — including Notary Signing Agents.
Does notarization mean that a document is "legal"?
No. Notaries are not responsible for the accuracy or legality of documents they notarize. Notaries simply certify the identity of signers. The signers are responsible for the content of the documents.
